Description

This mobile role supports commercial buildings by performing preventive maintenance and repairs on mechanical, electrical, and plumbing systems. You will monitor and adjust HVAC and related mechanical equipment, respond to emergencies, and document work activities. A valid driver’s license is required.

Responsibilities

• Perform plumbing, electrical, and HVAC requirements of assigned buildings

• Maintain heating equipment, chillers (air/water cooled), DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems

• Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and related equipment

• Verify field conditions and perform necessary repairs or adjustments

• Monitor Energy Management systems

• Conduct repairs and installations (doors, ceilings, hand railings, floors, signage, etc.)

• Repair plumbing fixtures and components (e.g., water closets, urinals, flush valve assemblies, lavatories)

• Perform preventive maintenance per C&W standards, building protocol, manufacturer recommendations, and industry best practices (filters, coils, condensers, tube/coil cleaning, greasing bearings, belt/pulley/shaft alignment, chemical treatment feed equipment, cooling tower cleaning, annual inspections)

• Inspect engine room equipment, fan room equipment, cooling towers, motors, house pumps, electric rooms, backup generator, fire pumps, sump pump(s), and ejector pumps

• Replace lamps and light fixtures; ensure signage and areas are clean and clear

• Check emergency exit signs/lights; ensure access to emergency stairs and exits; perform fire and life safety inspections per NFPA and local jurisdiction

• Document and report activities to a supervisor

• Respond immediately to emergencies and customer concerns

• Comply with applicable codes, regulations, directives, and safe work habits

• Complete required safety training annually and maintain the required uniform dress code

Requirements

• Valid driver’s license and good driving record

• High school diploma or GED equivalent

• 5+ years of related work experience operating mechanical, electrical, and plumbing systems in a commercial property setting

• Appropriate trade licenses/permits may be required (e.g., journeyman/master electrician, refrigeration certificate of fitness, high pressure boiler license, high pressure steam operator)

• May be required to be a Universal Technician for CFCs depending on market licensure requirements

• Basic computing skills in Outlook, Excel, and Word

• Experience with operation, maintenance, and basic repair of HVAC, boilers/heaters, pumps, refrigerant systems, compressors, and water systems

• Knowledge of energy management systems and building systems operations/maintenance/repair

• Ability to work extended periods and/or shift and on-call duties for emergencies
