A Production Manager (PDM) is ultimately accountable for the completion and profitability of multiple remodeling projects. The role manages the construction team that delivers quality projects on budget, on time and with a high level of customer satisfaction from groundbreaking through job closing. The PDM works collaboratively with the Sales and Design Teams during design as an expert residential construction resource.
General Responsibilities
- Supervision, training, and development of production employees
- Regular communication with clients to ensure high customer satisfaction
- Problem solving relating to complex remodeling issues during construction
- Manage vendor and subcontractor relationships and oversee performance and contracts
- Accountability for jobsite safety, cleanliness, security, and protection from damage during construction
- Accountability for profitability of remodeling projects
- Work with executive leadership to improve team processes
Supervisory Responsibilities
- Direct reports include Project Managers
- Carpenters and Laborers of all skill levels also report to the PDM for review purposes
Essential Duties and Responsibilities
Pre-Construction Package Preparation
- Assist the Project Leader during design phase by reviewing budgets and project clarifications
- Create production schedules and provide labor estimates
- Provide design feedback to improve structural design and value engineering
- Perform site walkthroughs and subcontractor selection
- Assist during pre-construction phase with bidding, contracts, ordering long lead time items, leading preconstruction meetings, and preparing final budgets for accounting
- Manage material purchasing, bidding, subcontract agreements, and contracts
Residential Remodeling Construction Management
- Lead preconstruction meetings with clients and teams
- Attend weekly project and production meetings
- Lead weekly site meetings with clients
- Write weekly status updates
- Manage Project Managers through regular site visits, issue review, training, and photo documentation
- Write change orders
- Update and manage schedules
- Complete accounting processes including percent completes, back charges, subcontractor and vendor payment approvals, client invoicing and payments, and release of liens
Strong Finish
- Manage in-house walkthroughs
- Complete final walkthroughs with clients
- Oversee punch list completion, warranty, and billable issues
- Serve as the chief point of contact for all client and vendor issues throughout construction and project completion
Preferred Requirements
- Expert-level residential construction knowledge with at least 10 years of field operations experience
- 5+ years supervising construction scopes of work
- Experience managing, training, and developing people
- Excellent communication with employees, clients, vendors, and subcontractors
- Knowledge of remodeling trade installation requirements and techniques
- Knowledge of OSHA safety regulations, construction quality control, First Aid, and CPR
- Ability to handle multiple tasks and changing priorities
- Proficiency in MS Office including Excel, Word, and PowerPoint
Schedule
- Monday through Friday, 7am to 4pm with occasional weekend work
