How You'll Contribute to the Team

The Director of Facilities leads local maintenance, facilities, and vendor operations at the assigned location and works in partnership with the Operations Director in the development and implementation of the community management plan. Leading teams through the provision of high-quality services that meet resident needs and create a superior living experience is at the forefront of this role.

The candidate selected would have to already live within a daily commutable distance to Ft. Meade, MD, or be willing to relocate within a daily commutable distance to the base. Relocation assistance is available.

Primary Responsibilities

  • Direct all aspects of facilities management including preventative, predictive, planned, and emergency maintenance programs and related administrative services.
  • Champion a resident-first approach and ensure responsive customer service.
  • Serve as a primary point of contact for partners and maintain strong stakeholder relationships.
  • Implement, monitor, and manage standard operating procedures, policies, and workflows.
  • Ensure compliance with health, safety, and building code regulations.
  • Maintain day-to-day operational awareness across neighborhoods.
  • Develop and implement effective work order management strategies.
  • Monitor rent-ready inventory and ensure units meet quality standards.
  • Communicate updates on current and upcoming Capital Projects.
  • Develop and manage facilities budgets; analyze financial performance and identify profitability opportunities.
  • Optimize materials management, warehousing, and inventory tracking.
  • Oversee vendor relationships and negotiate agreements.
  • Prepare and review reports ensuring accuracy and timeliness.
  • Lead recruitment, performance management, and team development initiatives.
  • Participate in conference calls and perform other duties as assigned.

Role Specific Requirements

  • 7+ years of progressive related experience, including 5+ years in leadership; inventory management and purchasing experience required.
  • Advanced knowledge of full-cycle maintenance programs.
  • Experience in mechanical, electrical, plumbing, construction, and masonry systems; HVAC, OSHA, EPA compliance a plus.
  • Strong analytical and financial management skills including operations, CapEx, and payroll budgeting.
  • Vendor management and contract negotiation experience.
  • Computer proficiency including word processing, Excel, and database applications.
  • Valid driver's license and ability to travel up to 25%.

Benefits

The salary range for this position is $150,000 to $165,000 per year with eligibility for a discretionary incentive of up to 17.5% of base salary.
