Description

Oversee redevelopment for the Southeast Senior Housing portfolio by leading scope development, renovation/asset planning, and budgets to drive revenue. Manage and mentor regional Project Managers and Associates to deliver high-quality projects on schedule and within budget. Coordinate value-add investment planning, site evaluations, CapEx integration, permitting/approvals, vendor selection, and cost/scope negotiations.

Responsibilities

  • Manage and mentor Project Managers and Associates to ensure superior quality, project deadlines, budget compliance, and strong internal/external and resident experience
  • Develop and underwrite written value-add investment plans; coordinate with inter-company teams and operator engagement
  • Conduct site visits to evaluate physical plant condition and recommend value-add renovation scopes and major CapEx requirements (when applicable)
  • Coordinate with the Capital team to align redevelopment items with scheduled CapEx activities
  • Select and engage designers, planners, engineers, architects, decorators, and other third-party consultants; review design/coordination/constructability issues and recommend changes as needed
  • Present and obtain internal approvals covering market justification, unit interior and common area/amenity scope, cost, financial return, and business justification
  • Oversee permits, external approvals, entitlements, and licenses; coordinate with city inspectors and officials to ensure code compliance
  • Develop the annual capital plan and reforecast process with internal/external stakeholders
  • Provide written evaluations for Project Managers and Associates per company timing guidelines
  • Deliver weekly/monthly/quarterly status updates for assigned region and maintain high-level communication with stakeholders
  • Advise leadership on recommended change orders, value engineering proposals, plan changes, specifications, and budgets
  • Prepare and distribute RFP packages, respond to RFIs as required, and lead final vendor selection for optimal quality and pricing
  • Negotiate final cost and scope for subcontracts, change orders, and purchase orders

Requirements

  • Bachelor’s degree in Construction Management, Architecture, Engineering, Real Estate, or a related field
  • Proven experience in project management, redevelopment, and construction (preferably in senior housing or multi-family)
  • Minimum 10 years of relevant experience, including at least 4 years in a managerial or leadership role
  • Solid understanding of project management principles and practices: scope development, budgeting, scheduling, and risk management
  • Successful completion of background check and drug screening; verification of employment, education, and other credentials relevant to the role
